Prop 19 Tax-Base Transfer California
If you're 55 or older (or severely disabled, or a wildfire/disaster victim), Proposition 19 lets you transfer your existing Prop 13 property-tax base to a replacement primary residence anywhere in California, up to three times in your lifetime. You must buy or build the replacement within two years of selling, and file Form BOE-19-B with the county assessor. If the new home costs the same or less, you keep your full low base; if it costs more, only the difference is added.
Proposition 19 is one of the most valuable, and most misunderstood, tools available to California homeowners 55 and older. It lets you keep your low Prop 13 property-tax base when you move, transferring it to a replacement home anywhere in the state, up to three times in your lifetime. The catch is the paperwork and the timing: you must buy your replacement within two years and file the right claim with the county assessor. This guide explains how it works statewide, then links to a guide for your area. The Ashlar Brands family can handle the whole move, sale, tax-base claim, and financing, together.
One family. Three ways we help.
A Prop 19 move has three moving parts, and the Ashlar Brands family handles all of them together:
